Our team is curious about your needs. So, before meeting at your home, it's helpful for us to learn the basic information about your property such as the address, property details, selling price, what prompted you to get an appraisal, etc. This will provide us with an idea of what to expect before setting an appointment to meet in-person at the property.
We can follow up the initial phone meeting with a digital appraisal, but we wouldn’t recommend this approach as we would like to meet with you and get to know your property and you in person.
No two homes are the same. So, the best approach to get to know your home is to visit it.
Our agent will meet with you at the property, ask a lot of questions and let you do most of the talking. The initial meeting will be more educational in which we'll discuss your needs, walk you through the selling process, and determine if we're a good fit before moving on. We then tour the property, go over the amenities, features, and the overall style of the home, take lots of photos, and jot down the ten (top ten) best things about living in the house that a potential buyer would not naturally be aware of or consider unless it was pointed out to them, which will give us better insight into what your property might sell for and who might be interested in buying it.
At this discovery meeting, we’ll answer key questions like:
Back in the office after your meeting, the agent will go over the discovery brief, the agency questionnaire, the photographs, and begin working on the listing proposal. This begins with gathering data, creating a comparative market analysis to determine a competitive listing price for your home based on your property's amenities and features, its condition, upgrades, recent home sales, neighborhood data, current listings, local market trends, and finalizing reports that end with a comprehensive listing proposal.
Armed with key insights and data, the agent will arrange a date and time with you to meet at our office or the property. At this meeting, the comparative market analysis report, an estimate of your home’s fair value, and the listing proposal will be presented for review along with the marketing plan for your property listing.

Now that the findings and listing proposal have been presented, you may be ready to sign the exclusive sales/auction authority with the agency. This is not required to occur during the presentation meeting. In fact, we encourage you to take the time to think it over, and when you’re ready with your decision and you think we’re the right fit, we’ll be there to see it through.
Now that you've decided to work with us, it’s time to get your home ready to list, show, and tell! This may include a pre-listing inspection to help spot and fix minor issues, reviewing maintenance items, sprucing up the curb appeal, decluttering and depersonalizing the living spaces, making any necessary upgrades or minor fixes, and discussing styling and staging opportunities.

PREP TO SELL.
Selling a vacant or unstyled property is tough! Most prospective buyers have a hard time visualizing themselves living in an empty space. At this point, our knowledgeable agent will advise you whether your property requires full or partial staging. If you choose us, we’ll collaborate with our home staging partner to style your property with beautiful props and elegant furniture prior to putting it on the market. Staging will not only help boost your sale price but will also allow prospective buyers to visualize what life in their new home will be like.
With us, every pre-listing project begins with the selling listing. In short, a compelling story about the property. How that story is told through the lens of photography and videography visually is what helps us create a tangible and visceral connection with our prospective buyers. If you choose us, and depending on the package you choose, you'll get professionally executed photographs, aerial (drone) shots of the property and surrounding areas, video walkthroughs with an agent, and/or an interactive 360-degree virtual tour for that immersive experience showing off every angle of your property.
The big day! Now it’s time to list your property, produce property ads, schedule open houses, and host prospective buyers!
The marketing plan discussed in earlier steps will swing into action and take full effect.
Your agent will begin by placing a "FOR SALE" sign on your front lawn and hosting an open house the following weekend, all while producing and distributing ads across all channels and platforms to drum up more interest.
We will also list your property on multiple listing services (MLS) such as Realestate.com.au and Domain.com.au.
While your property is on the market, your agent will handle all calls and emails from prospective buyers. As we progress, we will provide you with insights and updates into how your listing is progressing. In some situations, depending on the nature of these interactions, it may be necessary to address specific listing information, such as the listed price, etc.
With some luck, you'll probably be all smiles from ear-to-ear with multiple offers within just a few days or weeks of going live!
Our agents will communicate these offers to you swiftly and effectively, although this can vary depending on the type of offer, financing used, an estimated closing date, etc.
All offers will be presented on time; however, this may appear differently if the ad includes an offer expiry date, evaluation period, etc.
Following our agent's presentation of all offers, you will have the opportunity to discuss and select the best offer. This is the ideal time to discuss and negotiate other terms, such as purchase price, closing date, possession, charges, assessments, and counteroffers, etc.
Remember that you are officially under contract if the buyer accepts your counteroffer.
This is the final phase of the process, which involves the transfer of property ownership.
Once you’ve decided to accept an offer and you have discussed it with your agent, it's time to review and sign the contract! After all parties have signed the contract, your home is now under contract, and closing is just a few months away!
